Property law and due diligence in Phuket
Buying a home, leasing premises or dealing with a property dispute? Lawyer Prair, Khanittha Charoenphon, reviews the documents and facts, explains the decisions ahead and helps plan the next steps. Our office in Mueang Phuket works with Thai and international clients.
Start with the decision you are facing
Due diligence before buying a home, villa or land
Before signing or paying, understand whether the property and rights offered match the agreement. Legal due diligence includes title and ownership records, encumbrances, the seller or developer, contractual and payment terms, and transfer documents. We agree the checks and scope for the particular property and transaction.
Leases and rights to use a property
If you plan to fit out premises or use a property for years, we review contractual rights and obligations, registration status and terms affecting that plan. An agreement that has already been signed can also be reviewed to identify issues and possible next steps.
When a property dispute cannot be agreed
We examine the contract, registration records, payments and disputed events. We then discuss negotiation or court proceedings and the evidence needed to support or respond to the claims in your matter.

Working together: process and fees
Explain the matter and key dates
Tell us what the property is, what has already been agreed and any transfer, payment or court dates, so we can identify what needs attention first.
Agree the scope and discuss fees
Document review, contract drafting, transfer assistance, negotiation and litigation involve different work. We discuss the scope and fees before you decide to instruct us.
Make the next decision with the facts
We explain the issues found, any checks still needed and the available options, so you can decide how to proceed based on your own transaction.
An initial consultation is free. Further work and fees are discussed before you decide to proceed.
Getting ready for a first conversation
Share what you already have. We can clarify which further documents are relevant when we discuss the matter.
- Title deed or identifying details of the property
- Draft or signed agreements and payment records
- A timeline, the terms causing concern and any transfer or payment deadlines
Questions before getting in touch
Can I seek advice after signing or paying a deposit?
Yes. Start with the signed agreement, payment records and correspondence with the other party, and tell us about upcoming deadlines. The next steps depend on the documents and what has already happened.
How do I start if I am a foreign client currently overseas?
Contact the office by phone, LINE or the enquiry form. Tell us about the property, your nationality and travel plans so we can discuss the relevant documents and steps. Property rights, powers of attorney and attendance requirements need to be assessed for your transaction; another client’s arrangement may not apply.
What will the work cost?
The initial consultation is free. Fees for further work depend on the documents to review or prepare and whether the matter involves attendance outside the office or court proceedings. We discuss scope and costs before starting, so you can decide which work to instruct.
